Sample Home Plan Set

At Charles Coker Designs we take pride in knowing that our home plans are created using the highest of standards. Every element of our home plans are checked to insure all aspects inside and out are accurate and buildable. Our home plans are designed to meet the 2006 International Residential Code For One & Two Family Dwellings. Some states and counties may amend the code for their specific area. Consult with your local building official before purchasing home plans to insure the necessary requirements for receiving your building permit. Our home plan sets contain all the necessary information typically required for construction. Due to varying climate conditions our plans due not include heating / cooling layouts. Consult a local mechanical contractor for systems suitable for climate conditions in your area.

Sheet 1:   Elevations / Details	Sheet 2:   Basement Foundation Plan
Front elevation at 1/4" scale with right, rear and left elevations at 1/8" scale. This sheet will also have miscellaneous details pertaining to the exterior of the home.	Basement foundation plan at 1/4" scale. This will typically always be a daylight basement on our pre-designed home plans.
Sheet 3:   First Floor Plan	Sheet 4:   Second Floor Plan
First floor plan at 1/4" scale with all necessary notes and dimensions. This sheet may show details as required describing miscellaneous interior features as well.	Second floor plan at 1/4" scale with all necessary notes and dimensions. This sheet may show details as required describing miscellaneous interior features as well.
Sheet 5:   Roof Plan / Cornice Details	Sheet 6:   Building Section / K & B Elevations
Roof Plan at 1/4" scale. Depending on the size of home plan scale may vary. This sheet also shows all necessary cornice details describing how the rafters are pitched.	Building section at 1/4" scale. Stair sections at 1/4" scale. All necessary kitchen and bath elevations at 1/4" scale.
